Palm Beach County kept its strength in September. Single-family homes grew scarcer and pricier, condos moved into balanced territory, and the luxury end is on pace for a record year of $30 million-plus sales. With mortgage rates above 7%, a clear plan matters more than ever.

Inventory keeps shrinking

Single-family inventory fell to 4,481 active listings at the end of September, down 19.64% year over year. Condo and townhouse inventory fell to 5,858, down 15.3%. Single-family homes sat at 3.6 months of supply (down from 5.0), a seller’s market. Condos and townhouses sat at 6.8 months (down from 8.8), a balanced market. A balanced market runs six to nine months.

Prices, pace, and rates

The single-family median rose 6.67% to $656,000, up from $615,000, and homes went under contract faster: a median of 43 days, down from 51 a year ago. The condo and townhouse median rose 3.3% to $310,000, up from $300,000, with a median of 53 days to contract, down from 65.

Closed sales dipped. Single-family closings fell 2.67% to 1,132, and condo and townhouse closings fell 4.3% to 782. Cash buyers made up 44.7% of single-family closings (43.6% last year) and 61.1% of condo and townhouse closings (62.3% last year). At the top of the market, the county is on pace for a record year of $30 million-plus sales.

Rates are the headwind. MIAMI REALTORS® cites a 30-year rate of 7.46% as of October 13. Freddie Mac’s weekly survey for October 15 put the 30-year fixed at 7.40% and the 15-year fixed at 6.71%.

What this means

Buyers: Get fully underwritten at today’s rate and know your monthly comfort zone before you shop. In single-family, supply is under four months and cash buyers are a large share of closings, so come prepared with a strong, clean offer and be ready to move. In condos, the market is balanced, which means fair negotiation is possible but bargains are not guaranteed. Ask early about the association’s finances and the building’s financing approvals.

Sellers: Single-family sellers hold a clear edge, but buyers are rate-sensitive, so price to recent comps rather than to the headlines and present the home well. Condo and townhouse sellers are in a balanced market with prices up and faster contracts. Price to the comps, have association documents ready, and be open to reasonable negotiation.
