Palm Beach County Housing in Late 2026: Thin Single-Family Supply, Strong Cash, and a Luxury Pull
Palm Beach County enters fall 2026 with one of South Florida’s tighter single-family markets — and a luxury segment that can make headlines look hotter than the median. Condos are improving on inventory but remain more negotiable than houses. Higher mortgage rates mean strategy beats speculation.
August 2026 at a glance
Florida Realtors / MIAMI REALTORS® tables for August 2026 show Palm Beach single-family closings at 1,112 (−2.0% YoY) with a median of $650,000 (+3.2% YoY). Active inventory fell sharply to 4,345 (−23.8% YoY), compressing months of supply to about 3.5 (from 5.2 a year earlier) — firmly seller-leaning. Median days to contract were about 40; sale-to-list near 95%.
Condo/townhouse closings were 765 (−6.7% YoY); the median rose to $300,000 (+5.3% YoY). Active inventory 5,770 (−17.1% YoY) left months of supply near 6.7 (from 9.0) — tighter than last year, still buyer-friendlier than single-family. Days to contract averaged about 69.
Cash is structural here. Roughly 42% of single-family closings and about 57% of condo/townhouse closings were cash in August — a meaningful cushion when mortgage rates sit near multi-month highs.
Don’t confuse medians: luxury shapes the average
BeachesMLS blended figures for August tell a parallel story: fewer sold listings (−13.3% YoY) and a big jump in average sale price ($907,273, +30% YoY) as $5 million+ closings roughly doubled (41 vs. 20). That average is not the same as the FR single-family median of $650,000. Both can be true: luxury and waterfront pull the average up while the typical house still tracks the median. For pricing decisions, match the right benchmark to the property.
Rates remain elevated
As of the week of September 17, 2026, Freddie Mac’s survey average for the 30-year fixed was 6.95% — up week over week and year over year. Waiting only for a dramatic rate drop is a strategy with a cost when single-family supply is already this thin. Financing buyers should underwrite to today’s payment; cash and hybrid buyers still set much of the pace in Palm Beach.
Practical guidance
Buyers: In single-family, preparation and speed matter. In condos, use improving-but-still-flexible supply to negotiate without overreaching. Know whether your search is median-market or luxury — the comps behave differently.
Sellers: Lean inventory helps, especially for houses, but buyers are rate-aware. Accurate pricing and presentation still separate a smooth closing from a long listing. Condo sellers should expect more negotiation than single-family peers.
