Monroe County & the Florida Keys in Late 2026: A Smaller Market, Steady Medians, and Room to Negotiate

The Florida Keys do not move like mainland South Florida — and they should not be priced like it. Monroe County is a smaller, tourism- and second-home-influenced market where a handful of sales can swing the median. August 2026 data points to steady pricing, slightly softer volume, and a market where sellers still typically concede from original ask. Higher mortgage rates reinforce the need for patience and precision.

Coverage note (important)

Florida Realtors does not publish Monroe in its standard monthly MSA tables. The figures below come from Keys MLS aggregates reported via Momentum Realty (medium confidence relative to FR/MIAMI county boards). We flag that so you know exactly what you are reading.

August 2026 snapshot

Keys MLS aggregates show 145 closed sales in August 2026 (−5.8% YoY) with a median of $910,000 (+0.3% YoY) — essentially flat on price. Median days to contract improved to 85 (about 14 days faster than a year earlier). Sale-to-original-list sat at 92.1% — better than a deep discount market, but still roughly eight cents off the original ask on the median deal.

Resale median was about $880,000 (−2.2% YoY). New-construction closings were only 9 (−25% YoY) with a small-sample median near $2.425 million — useful as color, not as a broad pricing rule. Inventory trackers cited by Momentum earlier in the summer showed homes for sale still slightly down year over year, with under-contract activity modestly up — consistent with a market that absorbs slowly rather than frantically.

Official months-of-supply splits (single-family vs. condo), cash share, and distressed rates were not available from verified primary sources for this brief — another reason not to force mainland comps onto Keys deals.

How rates land in the Keys

Freddie Mac’s 30-year fixed averaged 6.95% the week of September 17, 2026 — higher than the prior week and higher than a year ago. In a second-home and lifestyle market, that often means longer decision cycles, not a sudden collapse in interest. Buyers who are financed should underwrite carefully; cash and equity-rich buyers remain influential. Sellers who price as if every listing will get mainland-style multiple offers may wait longer than they expect.

What this means for Keys buyers and sellers

Buyers: Use the concession reality. Inspection, insurance, flood, and association due diligence are part of the Keys purchase — budget time and expertise. Do not assume Miami-Dade or Broward days-on-market or sale-to-list ratios apply here.

Sellers: A flat median with softer volume and ~92% of original ask is a signal to price with discipline. Presentation, realistic list strategy, and clarity on insurance/HOA still win. New construction is a thin slice of closings; most buyers are shopping resale.
