Miami-Dade Housing in Late 2026: Tighter Inventory, Steady Demand, and a Clear Path for Buyers and Sellers

South Florida’s housing story this fall is not a single headline. It is a market with two tempos — and, for prepared buyers and sellers, room to act with clarity.

Fresh August 2026 figures from MIAMI REALTORS® point to a Miami-Dade market leaner on listings, anchored by solid single-family pricing, and more flexible on the condo side. Mortgage rates have moved higher, so strategy matters.

Inventory is tighter

Active listings stood at 15,825 in August, down 12.1% year over year. Single-family inventory fell to 4,330 (−19.2%); condos to 11,495 (−9.0%). Single-family homes sat at 4.9 months, while condos sat at 12.1 months — a seller’s market versus a buyer’s market.

Prices, pace, and rates

The single-family median reached $680,000 (up 3.8%); the condo median was $408,000 (−0.5%). Closed sales totaled 1,769. Cash purchases were 37.8% of closings; distressed sales were 0.3%.

For the week of September 17, Freddie Mac’s average 30-year fixed rate was 6.95%, up from 6.76%. Buyers should prepare at today’s rates; sellers should price for today’s market.

What this means

Buyers: Get fully underwritten, know your comfort zone, and use condo supply to negotiate. In single-family, be ready for clean, correctly priced homes.

Sellers: Price to the market, not a wish list. Strong presentation and a realistic offer strategy matter, especially for condos.
