Broward County Housing in Late 2026: Strong Single-Family Demand, Room to Negotiate on Condos
Broward’s housing market this fall is best read as two markets sharing one coastline. Single-family homes remain inventory-tight with rising medians. Condos still give buyers more leverage. Mortgage rates have moved higher week over week — so the edge goes to people who plan with local numbers, not national noise.
What August 2026 shows
BeachesMLS figures for August 2026 (as of mid-September) put Broward single-family closings at 1,004 (−3.4% YoY) with a median of $655,000 (+4.8% YoY). Active single-family inventory stood near 4,202, or about 4.2 months of supply — seller-leaning by conventional balance measures. Homes that did sell moved relatively quickly: median days on market about 35, at roughly 98% of list price.
Condos and townhomes told a different story. Closings were 935 (−6.7% YoY); the median was $260,000 (+4.2% YoY). Active condo/TH inventory near 9,900 translated to about 10.6 months of supply — clearly buyer-friendlier — with median days on market around 68 and sale-to-list near 96%.
Year-to-date through August, both segments still showed volume strength versus 2025 (SF closings +6.1%, condo +6.8%), even as August itself cooled slightly. That pattern matches Florida’s broader story: statewide single-family and condo/townhouse closings eased year over year in August as mortgage rates sat higher than a year ago (Florida Realtors, Sep 16 release).
Luxury and cash still matter
Luxury single-family demand in Broward remained constructive. 225 houses closed at $1 million+ in August (+22.3% YoY), about 22% of single-family closings. Earlier summer MIAMI REALTORS® narrative for Broward also pointed to resilient dollar volume and a cash share around the mid-30s overall — with condo cash activity typically much higher than single-family. Distressed sales stayed rare.
One structural note for condo buyers financing with FHA: only a very small share of condo buildings across Miami-Dade, Broward, and Palm Beach are FHA-approved — so financing strategy should be part of the search, not an afterthought.
Rates: plan around 6.95%, don’t wait on a fantasy drop
Freddie Mac’s Primary Mortgage Market Survey for the week of September 17, 2026 put the average 30-year fixed at 6.95%, up from 6.76% the prior week and 6.26% a year earlier. Rate relief is not the current headline. Buyers who pause only for a sharp decline may miss correctly priced homes in a thinning single-family inventory. Sellers who ignore rate-aware buyers may overprice and sit.
What buyers and sellers should do in Broward
Buyers: Get fully underwritten at today’s payment. In single-family, expect competition on clean, well-priced homes and be ready to move. In condos and townhomes, use the deeper months of supply to negotiate thoughtfully — inspection, credits, and timing still matter.
Sellers: Price to today’s comps, not last year’s memory. Single-family sellers still benefit from leaner supply; condo sellers should expect a more selective buyer and plan presentation and pricing accordingly.
